The unjustified retention of the possession of lands by one whose original entry was lawful and of right, but whose right to possession has terminated and who refuses to vacate the premises.
Summons
Definition:
An appearance ticket requiring a defendant to appear before the court for arraignment on an underlying accusatory instrument
Bench Warrant
Definition:
A court order issued for a defendant's arrest if he or she fails to appear for a court preceding other than an arraignment.
